$35–$55 per room for standard cleaning. A typical 3-bedroom Bend home runs $150–$260. Cinder dust pre-treatment is included in all Bend jobs.

Is carpet cleaning priced by room or square foot?

We price by room for residential jobs (up to 200 sq ft per room). Larger open-plan spaces are quoted per square foot. Commercial is always per square foot.

What’s included in the base price?

Cinder dust dry pre-treatment, pre-spray, hot water extraction or low-moisture cleaning, pile grooming, and airflow positioning. Pet treatment and smoke deodorizer are add-ons quoted upfront.

Do you charge extra for cinder dust treatment in Bend homes?

No. Cinder dust dry pre-treatment is standard on all Bend-area jobs and included in the base price. It’s not an add-on because every Bend home needs it to some degree.

How much does pet stain treatment add to the price?

$15–$25 per affected area. Heavily saturated areas that have soaked into the pad may require a second treatment at additional cost — always quoted upfront.

Do you charge for furniture moving?

Light pieces (lamps, chairs, small tables) are moved at no charge. Heavy furniture (sofas, beds, dressers) is an add-on or we clean around it per your preference.

How long does a typical cleaning appointment take?

A 3-bedroom home typically takes 2–3 hours including set-up and clean-up. Add 30–45 minutes for pet treatment areas or heavy soiling.

Do I need to be home during the cleaning?

For the first appointment, yes — we do a walk-through together before starting. For recurring clients in familiar properties, we can arrange key/code access.

Do you work on weekends?

Yes. Saturday service is standard. Sunday is available for STR emergencies and pre-arranged commercial clients.

Cleaning Methods & Results

What carpet cleaning methods do you use?

Hot water extraction and low-moisture (encapsulation) cleaning. We recommend the method based on your carpet type, soil level, and timeline. Both are preceded by cinder dust dry pre-treatment in all Bend jobs.

How long until carpet is dry after cleaning?

Low-moisture: 1–3 hours. Hot water extraction: 4–8 hours. Bend’s low humidity significantly accelerates drying compared to coastal markets.

Is steam cleaning the same as hot water extraction?

The terms are used interchangeably but technically differ. Hot water extraction is more accurate — no steam is produced. The method forces heated water and solution into fiber under pressure and extracts it immediately.

Will cleaning remove the traffic lane darkening near the door?

Traffic lane darkening from soil and cinder is cleanable. Permanent fiber crushing or color change from UV exposure is not reversible with cleaning. We can usually tell from your description over the phone which situation you have.

Sometimes. Placing ice cubes on dents and allowing them to melt overnight before your appointment helps lift compressed pile. Hot water extraction further helps. Deep, long-standing dents from heavy furniture may be permanent.

Do you use truck-mounted or portable equipment?

Portable professional equipment. In Bend’s higher-altitude dry climate, properly maintained portable units perform comparably to truck-mount for most residential jobs.

What is volcanic cinder dust and why does it matter for carpet?

Yes. All invoices are emailed in PDF format and include property address, method, date, and technician. Suitable for HOA, property management company, and Airbnb/VRBO documentation requirements.

How far in advance should I book for move-out cleaning?

2–5 days is typical. Same-day is available but harder to guarantee — call as soon as your move-out date is confirmed. End-of-month dates (when Bend leases commonly turn over) book out faster.
