years is all it takes for a traffic lane in a 2016 NWX build to go visibly grey

Why NWX Carpet Wears in Lanes, Not Patches

NorthWest Crossing was built from the early 2000s on New Urbanist principles: narrow streets, rear alleys, detached garages and parks within a short walk. Those choices shape how soil enters a home here, and the pattern is unusually consistent from house to house.

01

One door does most of the work

Alley-loaded garages mean the back entry carries almost all household traffic. Groceries, school runs, bikes, dogs. On a city lot with a front door and a back door the load splits; in NWX it concentrates into a single hallway, which is why that one lane fails years before the bedrooms do.

Trailheads at the end of the street

Shevlin Park, Phil’s Trailhead and the Deschutes corridor are a short ride away, and that is the point of living here. It also means river silt in summer, trail dust in autumn and snowmelt mud in spring arriving on bikes, boots and dogs without a transitional surface in between.

Pale carpet, unforgiving light

Builders through the NWX era favoured cream, greige and light greys, and the homes have large windows. Fine mineral dust reads clearly against light fibre in natural light, which is why homeowners here notice dulling earlier than owners of comparable carpet in older, darker interiors.

What We Do Differently on a NWX Home

We start at the alley door

The garage hallway gets the first and longest dry pass rather than being treated as one more room. In a home where one entry carries most of the load, spreading effort evenly is the wrong allocation.

We separate wear from soil before quoting

Pale carpet makes abrasion look like dirt. We check in natural light at a low angle and tell you which portion will lift and which will not, before you commit to anything.

HOA-aware scheduling

Alley access, shared parking and quiet hours all affect how a truck-mounted job runs here. We confirm access before the day rather than solving it in your driveway.

Protector timed to the season

Applied in autumn, before road treatment begins, rather than in spring after the damage is done. On light NWX carpet that timing is the difference between a visible lane and a manageable one.

Frequently Asked Questions

Why does the hallway from my garage look worse than the rest of the house?

Alley-loaded garages concentrate almost all household traffic into one entry and one hallway. On a conventional lot that load splits between two doors, so in NorthWest Crossing a single lane absorbs several times the wear of the rooms beyond it.

Is light carpet a mistake in this neighbourhood?

Not a mistake, but it shows fine mineral dust earlier than darker fibre and NWX homes have a lot of natural light. Entry matting, autumn protector and twice-yearly cleaning manage it well. Replacing like for like is rarely necessary.

My carpet is only six years old and already looks dull. Why?

Usually abrasion rather than soil. Hard angular particulate cuts the reflective surface of the fibre, and cut fibre scatters light rather than reflecting it. Dampen a small area: if the colour does not deepen, the dulling is permanent.

Do you work around alley access and HOA rules?

Yes. Truck-mounted equipment runs hose from the vehicle, so alley width, shared parking and any quiet-hours restriction affect scheduling. Tell us when you book and we plan around it rather than improvising on the day.

How often should a NorthWest Crossing home be cleaned?

Twice a year suits most, weighted toward the garage entry lane. Households with dogs using the trail network regularly often treat that one lane quarterly while cleaning the rest of the house on the usual schedule.
